Lennar Corporation (LEN) Down 6.8% — Do I Admit Defeat and Sell?

Lennar Corporation (LEN) is buckling under heavy pressure in Monday's session, last changing hands at $74.35 on the NYSE. That is a $5.46 decline from the prior close of $79.81, and it extends a long slide in one of the country's largest homebuilders. The stock now trades roughly 44.4% below its 52-week high of $133.76, set on December 3, 2025. Lennar has lost close to half its value in under a year.

Volume is running well above normal, with about 5.75 million shares traded so far against a 90-day average of roughly 3.28 million. That is about 1.75 times typical turnover, with the session still open.


Why Lennar Corporation Price is Moving Lower

Today's decline is company-specific, and it centers on Lennar's relationship with Millrose (MRP), the land-banking entity it spun off in 2025. On October 2, Hunterbrook Media disclosed short positions in both Lennar and Millrose. It alleged that Millrose bought more than 700 finished Lennar homes, worth about $200 million, in roughly a month. According to Hunterbrook, at least 356 of those purchases came in the final week of Lennar's quarter. The short seller argues that those sales helped Lennar beat the floor of its delivery guidance by only 340 homes, while the company missed four other homebuilding targets. Hunterbrook also estimates Millrose's rental returns on those homes at about 5%, below its 6.5% to 6.75% borrowing costs. Those claims remain allegations, not established findings. Still, the market is treating them seriously. Lennar was already down 6.48% by 1:04 p.m. ET as scrutiny of the arrangement intensified.

Pressure built further on Monday when the law firm Julie & Holleman announced an investigation into potential claims on behalf of Millrose shareholders over the companies' dealings. No lawsuit has been filed. Even so, the announcement adds a legal overhang to questions about whether Lennar's recent delivery figures reflect true end-market demand. The broader Consumer Discretionary group is not moving the same way. Nike, Inc. (NKE) slipped just 0.37% and Lululemon Athletica Inc. (LULU) fell 2.27%, which leaves Lennar's drop clearly tied to its own story.

The allegations land on a business that was already losing ground. Lennar's Q3 results, reported on September 16, showed adjusted EPS of $1.23 against a $1.29 estimate. Revenue came in at $8.05 billion versus the $8.32 billion consensus, down 8.7% from a year earlier. Net earnings fell to $284 million from $591 million. Home-sales gross margin narrowed to 15.8% from 17.5%, a clear sign that incentives and pricing concessions are eating into profitability. Management also cut its 2026 delivery outlook to about 80,000 to 81,000 homes, down from 82,000 to 83,000. That is why the Millrose questions are so sensitive. Delivery volume is the one metric Lennar has defended while margins erode, and any doubt about how those volumes were reached cuts directly into the investment case.


What is the Lennar Corporation Rating - Should I Sell?

Weiss Ratings assigns LEN a D+ rating. Current recommendation is Sell. The rating reflects a homebuilder whose balance sheet and operating structure remain sound, but whose growth, shareholder returns and price stability have all deteriorated sharply. The latest controversy adds to those weaknesses.

The strongest parts of the profile are Lennar's ratings on the Efficiency and Solvency indices, both Excellent. The Efficiency Index rating speaks to Lennar's asset-light approach to land, which keeps less capital tied up on its own books than a traditional homebuilder carries. That structure has helped the company stay profitable even as conditions softened. The Excellent Solvency Index rating shows that the balance sheet is not the immediate concern. Lennar can absorb a weaker housing market and a period of legal scrutiny without obvious financial strain. Even so, the current return figures are modest. A 7.37% ROE and a 4.93% profit margin are thin for a company of Lennar's scale, and the narrowing gross margin suggests those figures could tighten further.

Where the picture turns decisively negative is in the remaining three indices, all rated Weak. The Weak rating on the Growth Index reflects revenue down 5.22% on a trailing basis, a third-quarter decline of 8.7%, and a reduced delivery target for 2026. The forward P/E of 12.51 sits above the multiple implied by trailing EPS of $6.38, which signals that the market expects earnings to keep falling. The Total Return Index is also rated Weak. A stock trading more than 44% below its 52-week high has done real damage to shareholders over the past year, and the 2.51% dividend yield does little to offset that. The Weak Volatility Index rating is borne out by today's session. A short seller's allegations over the Millrose home purchases knocked nearly 7% off the stock in a single day, and that kind of event-driven swing is what keeps the rating from improving.

Within the Consumer Discretionary sector, Lennar sits alongside Nike, Inc. (NKE, D+) and Shimano Inc. (SHMDF, D+) and a notch above The Swatch Group AG (SWGAF, D) and Lululemon Athletica Inc. (LULU, D). That relative standing offers little reassurance, since every name in this peer group sits in Sell territory under the Weiss framework.

The combination of shrinking revenue, compressing margins, a reduced delivery outlook and unresolved questions about its Millrose dealings argues for caution.
